Telford has always maintained that it is, if not bullet proof at least resilient, with a focus on reasonably priced housing in London (generally < £600k each), which has attracted owners as well overseas investors. It has also always said it is mindful of lengthening open market sales cycles and it began to switch its focus to building homes for rent two years ago (BTR accelerates profit recognition as it allows Telford to recognise profits on a percentage completed basis). But this month, Telford has said it is having to resort to higher incentives/discounts to secure individual unit sales, which is causing margin pressure.
