Another SCSW winner to have had more upgrades than you can shake a stick at is Shoe Zone. Its resilient FY22 performance comes down to two things for me. First, it reflects the strength of its market position as a value retailer in the relatively non-discretionary category of footwear; the typical price for a pair of its shoes is £10. Second, the Smith brothers who run it are formidable negotiators when it comes to rent reviews with shop landlords. The latest statement shows it ended FY22 with 360 stores, 50 fewer than the year before (and made up of 45 Big Box, 44 Hybrid sites and 271 Original sites). Shoe achieved rent reductions on 48 store renewals totalling £0.6m, an annualised saving of 30%. Shoe’s optimal size/shape is c.30 ...
